The Land has a Story. Pecan Shore is its Next Chapter.

Long before Pecan Shore was envisioned, this extraordinary property was known for something else entirely.

Nestled along the shores of what is now Lake Livingston, the land was originally part of the Stevens Dairy Farm—a working family farm that predated the creation of the lake itself. In the late 1960s, when the Trinity River was impounded to create Lake Livingston, the landscape changed, but the character of this special place endured.

Over the decades, the property passed through the hands of just two families, each serving as careful stewards of the land. Their commitment to preserving its natural beauty is evident today in every rolling hillside, mature tree and panoramic lake view.

Today, those same 36 acres represent one of the last opportunities of their kind on Lake Livingston.

With more than 1,500 feet of shoreline overlooking picturesque Pine Island, the property offers breathtaking sunrise mornings, spectacular sunset evenings and an ever-changing backdrop across one of Texas’ most beloved lakes.

More than 2,000 trees blanket the property, including magnificent heritage pecan trees that have lined the shoreline for generations. Gentle hills provide natural elevation rarely found along the lake, creating opportunities for sweeping water views while preserving the beauty of the landscape.

Reminders of the property’s rich history remain, including the original dairy farm building dating back to the 1940s—a quiet tribute to the families who cared for this land long before it became a destination for lakeside living.

Every aspect of the community has been thoughtfully planned to honor the land’s heritage while creating a boutique lakeside retreat unlike any other in the greater Houston region. From architecture that complements the natural surroundings to amenities designed to embrace the outdoors, Pecan Shore reflects a simple philosophy: the land should always remain the centerpiece.

Why We Chose Lake Flato to Help Shape Pecan Shore

Some communities begin with a master plan. Pecan Shore began with the land.

Long before the first homes were imagined or the Pavilion was designed, we knew this extraordinary property deserved an architectural partner that would celebrate its natural beauty, not compete with it. That’s why we chose Lake Flato.

Known for creating architecture that is deeply connected to its surroundings, Lake Flato has built a national reputation by designing places that feel as though they belong exactly where they are. Their work embraces the landscape, welcomes natural light, encourages indoor-outdoor living and reflects a timeless approach to design.

That philosophy mirrors our vision for Pecan Shore.

Set among rolling hills, heritage pecan trees and more than 1,500 feet of shoreline along Lake Livingston, this property has a character all its own. Rather than transforming the land, our goal has always been to preserve what makes it exceptional and thoughtfully build around it.

Together, we’ve envisioned a boutique lakeside community where architecture complements the setting, gathering spaces encourage connection, and every detail contributes to a lifestyle centered around the outdoors.

The Pavilion is a perfect example of that vision. Designed as the heart of the community, it embraces sweeping lake views while creating welcoming spaces where neighbors become friends, families gather, and weekends naturally unfold. Every element has been thoughtfully considered to blur the line between indoors and outdoors, allowing the landscape to become part of the experience.

“Our vision has always been to create a community that feels like it has been part of this property all along,” said Michael Bradbury, Managing Partner. “Lake Flato shared that philosophy from day one. Their thoughtful approach to architecture allows the land to remain the defining feature while creating places where people naturally want to gather and spend time together.”

At Pecan Shore, every path, gathering space and architectural detail has been designed with a single purpose—to honor the land, embrace Lake Livingston and create a timeless community where families can make memories for generations.

Because when architecture begins with nature, the result isn’t simply beautiful.
